pricing. With a variety of uses, Borrowers enjoy using this program
for the reposition of a property, ability to refinance a property at

Credit Tenant Lease
Financing Program
US Real Estate Loans provides Credit
Tenant Lease Financing to developers and investors for acquisition,
refinance or construction of Single Tenant Retail, Corporate Office
and Industrial (warehouse distribution) properties secured by
long-term Bond, NNN or NN leases to acceptable credit tenants
(Investment Grade rated "BBB-" to "AAA"). Loans begin at $2 Million
with minimum DSCR's ranging from 1.00 to 1.05. No traditional LTV
restrictions (not to exceed 100% LTV).
Bridge Loans
Quick-close bridge loans ranging in size
from $500,000 up to $25 million for problematic or opportunistic
situations. Eligible property types include: Multifamily, Retail,
Office, Industrial, Hotels, Land and other income producing property
types. Closings in as little as 5 days, if necessary.
Commercial Construction
Loan Program

and investors with a superior program that offers flexible, creative
and competitive construction and bridge loans for new construction
