Commercial Conduit Loan Program (CMBS)

US Real Estate Loans also provides traditional, fixed rate, non-recourse commercial mortgages. Competitively priced and structured mortgages are available on a nationwide basis in stable or improving market for property types that includes: Multifamily, Mobile Home Parks, Anchored/Unanchored Retail, Industrial, Office, Self-Storage and Full Service Hotels. Loans ranging from $3 Million up to $100 million or more. Single properties or multiple property portfolios welcome.

Walgreens & CVS Drug Store Financing Programs

US Real Estate Loans has been regarded by most as the premier source of capital for financing Walgreens and CVS locations. Through our banking relationships with select Wall Street groups, banks and private investment groups, US Real Estate Loans continually provides fixed rate, non-recourse financing for standard acquisitions, 1031 exchange situations, and traditional refinancing. We can finance single loactions or multi-property portfolios. Loan amounts begin at $2 Million on a qide variety of loan programs.

Major Property Loan Programs

For major Class A & B assets that will support a minimum loan amount of $15 million up to $300 million+, we are able to offer a variety of unique loan structures. For acquisitions, we can provide a loan-to-cost ratio of up to 85% structured as a 10 year, fixed rate, interes-only loan (no amortization). This type of loan structure is becoming increasingly popular and provides increased cash flow and improves cash-on-cash return.

High Leverage, Fixed Rate Mortgage Program

Through our correspondent relationships with select commercial mortgage real estate investment trusts (REITS), We are able to provide high leverage financing of up to 90% for the acquisition or refinancing of Multifamily, Retail, Office, Medical Office, and Industrial property types. All loans are held on the balance sheet and serviced by the lender. Loans ranging from $2 million to $75 million for single assets; and up to $100 million for multi-property portfolios.

Small Commercial Conduit Loan Program (CMBS)

In order to service the needs of Borrowers with smaller projects, our Small Commercial Conduit Loan Program fits the bill! With standardized user-friendly loan documents, low fixed processing and closing costs, competitive interest rates and efficient closings, this is a favorite among small investors. Acceptable property types includes: Multifamily, Mobile Home Parks, Anchored/Unanchored Retail, Industrial, Office and Self-Storage. Loans ranging from $1,000,000 up to $5 Million.

Floating Rate Conduit Loan Program (CMBS)

Short-term, floating rate loans for acquisitions, refinance, re-position & re-tenanting of Multifamily, Mobile Home Parks, Anchored/Unanchored Retail, Industrial, Office, and Self-Storage properties. Loans ranging from $4 million up to $100 million or more

Five-Year, Fixed-Rate, Interest-Only Program

A very popular program among developers and investors like yourself. With loans available from $5 Million up to $75 Million, Borrowers receive a 5-year, fixed-rate, interest-only loan with flexible and competitive underwriting and pricing. With a variety of uses, Borrowers enjoy using this program for the reposition of a property, ability to refinance a property at an earlier date, additional cash flow, and more. Eligible property types include: Multifamily, Retail, Office, Industrial and Mobile Home Communities.

Credit Tenant Lease Financing Program

US Real Estate Loans provides Credit Tenant Lease Financing to developers and investors for acquisition, refinance or construction of Single Tenant Retail, Corporate Office and Industrial (warehouse distribution) properties secured by long-term Bond, NNN or NN leases to acceptable credit tenants (Investment Grade rated "BBB-" to "AAA"). Loans begin at $2 Million with minimum DSCR's ranging from 1.00 to 1.05. No traditional LTV restrictions (not to exceed 100% LTV).

Bridge Loans

Quick-close bridge loans ranging in size from $500,000 up to $25 million for problematic or opportunistic situations. Eligible property types include: Multifamily, Retail, Office, Industrial, Hotels, Land and other income producing property types. Closings in as little as 5 days, if necessary.

Commercial Construction Loan Program

US Real Estate Loans provides developers and investors with a superior program that offers flexible, creative and competitive construction and bridge loans for new construction projects, or for the comprehensive renovation, conversion and lease-up of existing properties. Loans range from $10 million up to as much as $150 million or more. Eligible property types include: Condominimum Developments, Multifamily, Retail, Office, Industrial, Mixed-Use and Hotels.

Commercial Equity Investment Program

US Real Estate Loans arranges Equity Capital available for ground-up development and value-added projects in the Retail, Multifamily, Industrial and Office markets. Investments are be made in projects that exceed $10 million in cost. Investor will provide up to 100% of the equity required for a project depending on factors including credit quality of tenants, pre-leasing prior to funding and location of the property.
